We provide specialist expert advice to our Clients across London and the South East from our offices in Chelmsford.

We have extensive experience carrying out Building Surveys of a wide range of properties for residential and commercial clients. Where necessary, we can tailor an instruction to your specific needs and perhaps only report upon certain elements.
We provide commercial and residential property owners, as well as occupiers, developers and investors with a comprehensive range of services. These range from undertaking initial professional survey works to identify defects or desirable alterations, to implementing a planned maintenance programme, managing conversion and building works and advising on historic building and conservation issues. At the other end of the ownership spectrum, we advise landlords and tenants on dilapidations matters to help protect their positions.
The Party Wall etc Act 1996 places obligations on owners who want to carry out work to a party wall or excavate close to neighbouring properties. We regularly act for those wishing to carry out the work, the owners of neighbouring properties or as Agreed Surveyor to ensure prompt conclusion of party wall negotiations and the publication of a Party Wall Award.
If you are contemplating carrying out work to your property or you are concerned that the owner of a neighbouring property is preparing to carry out work to a neighbouring property and you are unsure whether the party wall legislation applies, we would be happy to discuss matters with you on an informal basis to provide some initial guidance.
We are able to provide a full service for statutory approvals. We can advise on Planning requirements and manage the application througout. We can carry out a full measured survey of your property, provide design advice and produce all drawings and written specifications required to obtain Planning Permission and Building Regulations Approval.
We also have experience in obtaining consents for works on historic and Listed buildngs and producing supporting documentation including Design and Access Statements, Travel Plans, Land Surveys, Location Plans and Site Waste Management Plans.
We have a great deal of experience administering building contracts for a wide range of work but predominately for the extension, alteration and refurbishment of residential houses and blocks of flats.
We guide clients through all of the stages involved, from inception to completion, including making the initial inspection of the property, advising on the extent of work needed, preparing a Specification and where necessary, detailed drawings, assisting with the selection of contractors, analysing tenders and inspecting work on a weekly basis through to completion. We would also prepare valuations for interim payments to be made to the contractor and agree a final account with the contractor upon completion of the work.
We are also able to offer a partial service to suit clients particular requirements by perhaps simply preparing the Specification for the work, in instances where a client want to monitor the work in progress where the work is of a fairly straight forward nature.
The Construction (Design and Management) Regulations 2007 have been introduced to raise awareness to Health and Safety during building work. The CDM Regulations place duties upon clients, designers and contractors.We act as Project Co-ordinator for clients to ensure that the obligations placed upon clients by the regulations are complied with.
The purpose of the regulations is to ensure hazards associated with building work are identified at an early stage so that an appropriate regime can be put in place to reduce the risk of injury.
Schedules of Condition are required when it is necessary or desirable to record the condition of a property usually before work commences to a neighbouring property which may cause damage or at the commencement of a lease in association with Landlord and Tenant matters.
The purpose of a Schedule of Condition is to help to avoid dispute relating to the condition of a property at a particular time or to provide supporting documentation in a Party Wall Award.
