Alderton Associates were instructed by Westminster Council to undertake a feasibility report into the conversion and alteration of basement spaces at 24, 38 and 40 Blomfield Villas and 9 Maida Avenue. All the units had substantial basement spaces which would offer good quality, desirable accommodation in London. The properties were four storey, high value units in a conservation area. The existing layouts allowed for further expansion into the basements which had windows to the front and rear.

CONVERSION OF HIGH VALUE PERIOD PROPERTIES

We produced a detailed feasibility report recommending conversion to provide two bed and one bed flats offering independent access to each unit, advice on the defects found with estimated costs for repairs and refurbishment works, draft plans for conversion, tanking works and a pumped drainage system.

The project was completed in January 2015 to a very high standard and to the contract sum. The flats have since been occupied by key workers. We fostered very good relationships with adjoining owners throughout the project with regular cleaning by the contractors and quiet periods during the day to allow for night workers to rest. We liaised closely with the Tenants Liaison Officer throughout the project.
