What it is

In 2025 we completed over 2,600 stock condition surveys for L&Q across London, recording asset data, repair information and HHSRS hazards including damp and mould.
Each survey records the condition and remaining life of the main components — roofs, windows, walls, heating, electrical and mechanical installations — so you can build an investment plan you can defend.
For blocks and hard-to-reach elements we use drone inspections. For conservation areas we tailor the survey to heritage constraints, as we did for Westminster City Council’s heritage window surveys at Kilburn Park.

What standard do you survey to?
The Decent Homes Standard and HHSRS, using your element list and lifecycle assumptions or ours. We capture component condition, remaining life and repair need in the format your asset management system needs.
How do you handle access?
We book appointments, send letters and texts in your name, offer early, late and weekend slots, and re-attempt no-access properties on a tracked cycle. You get a live access report throughout.
What format does the data come in?
Whatever your system imports — Excel or CSV mapped to your template, with photographs referenced to each element. Data is validated before it is uploaded so it lands clean.
How is quality checked?
A sample of completed surveys is re-inspected by a senior surveyor, and every batch goes through desktop validation for consistency between surveyors before release.
Do you assess damp and mould?
Yes. Every survey records HHSRS hazards, and damp and mould are flagged for immediate escalation so you can act within the timescales expected under Awaab’s Law.
Can you survey a sample rather than every home?
Yes. We can design a statistically representative sample and clone results across archetypes, or survey 100% of the stock. We will advise which gives you the confidence you need for the budget.
